Cedar Landing at the Ridge will be an extension of NH’s busiest shopping center, The Ridge and will be the state’s newest open-air mixed-use development featuring a true live, work and play campus. When completed, the $400 million development at the Ridge will feature an expensive 400,000 SF with 93,000 SF of mixed-use commercial for shopping, restaurants, and entertainment, a 6,000 SF event lawn for community events and 200+ on-site residences with access to trail networks, an on-site clubhouse and medical facilities, without leaving the campus.

Located along Route 11 in Rochester, New Hampshire, adjacent to the highly successful Ridge Marketplace, Cedar Landing at the Ridge is a transformational $400 million mixed-use expansion redefining the future of development in the Seacoast region. Previously known as Ridge Phase II, Cedar Landing at the Ridge is the brand new name for the phase II mixed-use campus, directly adjacent to the Ridge Marketplace. That shopping center was originally developed by Waterstone Properties Group and recently sold to Torrington Properties (2025). Waterstone Properties Group is now developing the phase II mixed-use portion and also an additional parcel, known as North Ridge (info below).
Designed as a true “Live, Work, Play” destination, Cedar Landing at the Ridge will introduce a vibrant, walkable campus featuring residential living, healthcare, entertainment, dining, fitness, and retail integrated into one modern lifestyle environment.
The approximately 400,000-square-foot expansion will build upon the momentum of The Ridge Marketplace — one of New Hampshire’s busiest shopping destinations — and create a dynamic new community hub serving residents and visitors throughout Southern New Hampshire, the Seacoast, and Lakes Region.
At its core, Cedar Landing at the Ridge is centered around connectivity, convenience, and experience. The project will include over 220 residential units, major healthcare services anchored by a 24/7 Mass General Brigham emergency department, Service Credit Union, a movie theater and arcade entertainment destination, fitness offerings, restaurants, retail, trails, outdoor gathering areas, and event programming.
Strategically located just 1.5 miles from Exit 15 of the Spaulding Turnpike, the development serves a regional trade area of more than 450,000 people and continues Waterstone Properties Group’s commitment to creating impactful mixed-use destinations that enhance the communities they serve.
